Just finished the inspection on our new place and found a fun little tidbit out. Apparently, contactors have been used metal corrugated flex gas lines recently rather than pipe fitting iron lines inside the house, and these new gas lines need to be grounded or else they can become energized and potentially volatile. that's a cool $700 to ground them out, fun times.

    Not really home repair perse but nosy grand-in-laws will be in town in two hours and my house is not ready (cleanliness wise) to nana’s standards.

    Do I:

    A) Burn the house down
    B) Pretend we never had a house to begin with
    C) Break in to neighbor’s house and say it’s mine
    D) Drive them in circles around the airport until they fall asleep and continue to do that until it’s time to drop them back off at airport in two weeks

    Our AC is apparently original to the house (1988) according to the inspector who looked at the house two years ago. He noted he couldn’t find any marking, though.

    I mean cool air is coming out of the vent at least, but because the thermostat isn’t going down it just keeps running


    Going to keep it off during the day and run it at night I think.

    pardon the ignorance, as I am the least handy guy around, but even I am pretty sure that if cold air is coming out, the AC unit is not the problem. cold air is that device's only function. the thermostat is the issue here, dude.

    Nah it’s the coils in the unit

    It’s cool air not AC type air


    And it works fine with the heat

    Yeah, did all that. Had power out of the common and all around. Went on the roof to test the condenser. Honestly, ended up calling a guy because I was stumped.

    Apparently there’s a safety float for the trap that’s connected to the metal surround of the air handler. Since it’s in series, if it becomes dislodged it’ll cut power.

    Never in a million years would I have looked behind the unit…$89 well spent.

    HVAC controls are crazy. I’ve done very little on the residential side, but spent about 5 years doing new commercial / industrial controls. It’s wild what goes into making all that shit work!

    Lmao that made me laugh out loud.

    My mother in law’s unit has a pinhole leak and there was 0 cool coming out. I called a local technician who tried to nickel and dime but I ended up just paying for the R22 refrigerant (at over $200 a pound which is obnoxious). Will buy her a little time to get a couple of bids.

    The technician quoted $10-12k “package”. Second hand I was told that since she has an electric unit, she has to replace the condenser, inside a/c unit AND the furnace for efficiency (due to R410 switch). I told her that didn’t sound right (thought furnace worked completely separate from A/C) but we’ll at least get other bids. At least she has cool air for the time being. It was almost 100 on Sunday.

    Had to replace my whole system(s), (Dual zone system - 2x ac units, coils, furnaces.) in 2018 and it was $13,000. Just made the last payment on the loan last month. BUT, it was nice to get a new modern system. Not that they change much, but still. Hoping I get 30+ years out of it.

    Not really too bad. We're looking at $12-$13k (with a heat pump added on for an additional $1k) for a new install within the next few weeks. If they're keeping existing duct work and most wiring, your number is not beyond what I'd expect for our neck of the woods.

    There was cheaper options but we just had the heating system replaced a few years ago and the guy was like ohhh you want the one that matches it.

    And I was left alone to make these decisions lol sooo 9,200 dollars later

    Our heat pump AC for our 2489 foot single story home was $9300 in 2020.

    That was nothing compared to our new roor 6 months after we bought our house that was $17,000.

    Starting the bid process for kitchen reno now.

    we did all the indoor/heating/hot water system about 4 years ago i think it was around 14K

    Our new roof in 2021 was only 6K

    If you're putting up a vinyl fence in your backyard, you don't need a permit from your town, correct? Just hire the company or put it up yourself and you're done?
