Update: neighbor had their toilet replaced this morning to fix the issue, which is great that they moved so quickly on it, which I told them how much I appreciated it. I also (in a friendly way) addressed that the water damage on my ceiling would need to be repaired. she responded with wanting to let things dry out and then call both our insurances and also the HOA. I’m not really trying to wait on this because we still don’t know how much damage there actually is. So I plan on contacting the HOA tomorrow expecting to tell me that the neighbor needs to contact their insurance, in which case I will reiterate to my neighbor that they need to call their insurance to get it taken care of.

I’m also not really sure why she brought up me calling my insurance when I know they’re just going to recommend contacting the neighbor’s insurance as well. I didn’t really sense any type of urgency from them (and I mean from their standpoint the problem is fixed), so I guess I’ll have to put the pressure on them if need be.

    Even if your insurance isn't paying out, it's not necessarily a bad idea to involve them to advocate for you. You pay them, make them do some work. You know they don't want to pay out anything, so you know they'll fight the other insurance company if needed.


    Last two times some dumb ass hit me while driving, I called my insurance company and had them deal with it and make sure I got my payment from the at fault driver's insurance.

    a new twist: I called HOA this morning and he said that unless there's negligence on the part of the upstairs unit, that I am responsible for the damage in my unit. this is turning into a clusterfuck. I guess I'll call my insurance and see what they say.

    realized I never gave an update on this. after all my needless stressing, I ended up having the water damage spot painted for $40 and the neighbors paid for it. looks like it never happened. inspection came back clean and the condo closes on tuesday!

    hi, job question--

    salaried employee (x), been working a few shifts of overtime here and there (y), but over course of the year, adds a pretty nice chunk to the overall salary (x+y). at end of the year review, where i suspect i'd get a % added on to my current salary, is it fair to use (x+y) as justification for a larger raise, or, simply, fair to base the % upon the (x+y)?

    I think they're more likely to decide your raise on your base pay.

    Which is not a bad thing, it will make your overtime more valuable as well.

    What I'm wondering is how you're both salaries and collecting overtime at the same job and in the same role ?

    correct, hospital. covering different services, but it's all within the same division. i'm salaried for X amount of hours per week, but i put those hours in through 4 day work weeks. so they have me come in on my scheduled day off, and to entice me doing a good job and being reliable with it, i'm given a rate for day. it actually saves them money long term than if they were to hire separate per diem help; then they'd have to worry about additional liability insurance, etc, but since i'm already credentialed and covered, they save money

    Not that it matters now, but in the future you should try to obtain a copy of the condominium declaration which is a large document that pretty much lays out everything that needs to be known by unit owners and the condominium board (i.e., who is responsible for what type of maintenance, etc.).

    Also, when you do sell, make sure to take a nice read through of the contract as in many states it is customary for the seller to make a representation that there have not been any leaks into or out of the unit in the past X years. Even if this was a minor leak, you do not want to get caught up in a fight over it.

    Interesting... always just assumed salaried was salaried (you make x amount per year... no overtime). Learn something new every day.

    Either way, if you're asking for a raise... I would think it would be based on your base pay.

    Have dual zone hvac system(s) almost 25 years old. Both ac units have leaks. So spending the week getting quotes and doing this.

    Guy earlier today was great, seemed nice enough, then got to the hard sell and wouldn't take no for an answer. I understand sales is tough and that first contact commitment is important but dude, GTFO. I said I would be in touch. Stop forcing it.

    Left a horrible taste in my mouth. Fuck that guy. Prick.

    % increase would be based on your base salary/hourly rate.

    A few people at my employer (Fortune 200 company) who are salaried, and weren't eligible for OT, were reclassified a few years ago as non-exempt. Similar to what classifies as someone as a 1099 vs W2, I think they used certain factors to determine if they were exempt or non exempt. One guy - who was both underpaid for his position, but terrible at his job - allegedly clocked massive amount of OT (manager allowed it because of the low salary) - for almost 2 years until he was recently laid off.

    Been trying to determine whether it makes sense to refinance our mortgage given how low rates are right now. It would of course entail a new closing and associated costs like a reappraisal. My thinking is that we may have to pay a bit up front, but I've calculated around $450-$500 in monthly savings if we did refinance, which would cover the projected closing costs after a ~6 month period. My mom is actually fairly well-connected in the local real estate community so we could save a lot by way of "favors" on the appraisal and the bank fees, and I know some real estate attorneys who would likely cover the closing for a small fee.

    Most importantly with the reappraisal we'd also be able to reduce our PMI significantly and outright eliminate it within about 18 months. We're looking at locking in our rate for ten years with the understanding that we are likely going to move before the expiration of our rate.

    Just wondering if anyone out there has had a similar experience and if there are perhaps any consequences/undesirable aspects of it that I'm perhaps not familiar with?

    Been trying to determine whether it makes sense to refinance our mortgage given how low rates are right now. It would of course entail a new closing and associated costs like a reappraisal. My thinking is that we may have to pay a bit up front, but I've calculated around $450-$500 in monthly savings if we did refinance, which would cover the projected closing costs after a ~6 month period. My mom is actually fairly well-connected in the local real estate community so we could save a lot by way of "favors" on the appraisal and the bank fees, and I know some real estate attorneys who would likely cover the closing for a small fee.

    Most importantly with the reappraisal we'd also be able to reduce our PMI significantly and outright eliminate it within about 18 months. We're looking at locking in our rate for ten years with the understanding that we are likely going to move before the expiration of our rate.

    Just wondering if anyone out there has had a similar experience and if there are perhaps any consequences/undesirable aspects of it that I'm perhaps not familiar with?
    I'm stuck in the same limbo you are. We have the ability now to completely refinance out our PMI but our rate is so low that any new rate negates the PMI savings.
