    its like a 2x2 "foyer" and 8x5 kitchen, the construction won't put me out too much

    I do get it though, nothing "big" like that unless needed. I have some minor stuff to do like sanding and painting the outside window and door trim, repainting the steps and some inside trim. The place doesn't require anything too big which is nice. Since I'm a realtor and won't have to pay commission on my end we stand to pull about about $25k after closing costs.

    Yes, like a Cintas mat? A girl I work with's brother works for them. She told me they had some UGA mats, and how, being Georgia Tech fans, they were probably just gonna desecrate em or something. I said I'll take one off your hands! So she gave me one free yesterday. Brand new with the newer Bulldogs logo on it. Like 5x7. Just put it in my garage in front of my work bench. I love it.

    In regards to fixing things, I guess it just depends on what your priorities are as a seller. If a $1,200 fix will get you more than $1,200 in the end, then why not do it? Also not sure I'd blow up a deal over $600, assuming a house value of $200kish.

    it's not always about tangible money though. My house is probably going to list between $135-$145 depending on the market in 6 months. If I spend $1200 on a kitchen floor, I'm not necessarily going to list for $136,200. It's about the aesthetic- the look might bring a few more people to the open house, to private showings, etc. It's something they can cross off their list of things they have to update. I'll be selling to a 1st time buyer, so the shorter their list is the better.



    that said, here's where I need some advice (and why I may not do the floor). The idiot owner before us painted the bathtub. Yes, don't be an asshole, you read that right. It's been peeling for several years now. To us it's more annoying than anything but it looks like absolute shit. I had bathfitter come in and they quoted $7,000 (fuck that). I asked my plumber and he quoted at about $3000, but that doesn't include the footprint (tiling on the floor, drywall around the tub).

    No idea what I'm gonna do with this one because it will absolutely come up

    Ohhh that makes sense.

    Ours was 500K, for approx 2500 sq feet about 25 miles North of Boston.


    Even about 10-15 miles south from here this same house would have been closer to 6...it’s ridiculous, but if we went about 15mins more north into New Hampshire I’m looking at around 400k lol

    Trying to get this new TV on a mount that will work for it has been a challenge. The one that was advertised to work, doesn't. I even chatted with them online and they confirmed that pattern isn't supported. BUT, I found a way to chop some of the parts off to make it work, so I think it will be okay.

    Not a weird TV but the way I want to mount it is a bit challenging. It's going to be flat against the wall but, when viewed, will need to extend out and rotate a complete 90 degrees.

    It's a Sony TV and the VESA pattern is 100 x 200.

    So like an accordion style mount then? My pops got one from Costco for his new 65”, it was a breeze to install and it works great. Not sure if it swivels a full 90 degrees but it does turn pretty far to the side.

    Yeah, this will be the first mount of this type that I've installed. Literally finding a mount that would work was difficult, so finding that the VESA pattern wasn't compatible was disappointing at first.

    This is it. As you can see, it fits so many patterns and says something like 'we'll make it fit." Just assumed it would work.

    Yep. Just posted a link to the actual mount.

    The install doesn't look difficult and, in a rare stroke of luck, I want to mount it right where a stud happens to stand.
