we were smart about this one actually.

my inlaws had a huge reno two years ago. The contractor they used was very good, and since it was a lengthy reno, they became friends with the contractor. He is expensive, but I have seen the quality of work he does, so he was my number 1 pick.

we next went on angies list and called 3 contractors, we really liked one of the contractors, and he gave us a great quote. We next called my inlaw's contractor and he gave us a quote. His quote was almost 20k more than the other guy. We told him unless he drops his cost significantly we will have to go with the other guy. He is probably not making much on the reno because his team is expensive but since he is friends with the family, he agreed to do it.

I was once told full home renos should be roughly but no greater than 30% of the home's value.
Sounds like a pulled out of someone's ass thing to say, but it kinda makes sense too.

yeah it's only been a week and i'm over it

plus my wife just messages me and says more HVAC needs re-routed than originally thought. This is so much fun! So now we decided to get built ins around the fire place so duct work can run up through them to the upstairs.

When we bought, it had just been decommissioned. It needs a gas insert.
